Four bathrooms, zero bottleneck
The master suite has its own ensuite, the two upstairs queen rooms share a jack-and-jill bath, and downstairs has its own bathroom too. With 4 full bathrooms spread across the house, a group of 11 isn't waiting in a hallway line every morning.
Three living rooms, two kitchens
There's a main living room, a second sun-filled living room, and a media den — plenty of room for the kids to watch a movie while the adults talk on the terrace. A full chef's kitchen plus a second kitchenette means two people can cook at once without colliding, and the game room (pool table, arcade basketball, board games) gives the group somewhere to gather that isn't the pool.


When 11 is comfortable, and when 16 works
11 in real beds is the sweet spot — everyone gets an actual bed, no one's on an air mattress. Stretching to 16 works well for a reunion weekend, a few extra cousins, or kids who are happy to double up for a few nights on the sofabeds and air mattresses; it's less ideal as the everyday setup for a full week. Either way, the extra-guest fee is $50 per guest per night beyond 11.
