House Rules & Rental Agreement
The short version of how we keep the villa great for every family. Your booking confirmation includes acceptance of these rules; the full rental agreement is provided with your stay.
Primary renter age
The person booking must be at least 25 years old and stay at the property for the duration of the reservation.
Photo ID & selfie
A valid government photo ID of the primary guest, plus a live selfie, are required to complete a booking — the selfie is matched to the ID to confirm the renter is the ID holder. Both are stored securely, encrypted, and deleted after your stay.
Security deposit
A $1,000 refundable damage deposit is collected with each booking and returned within 5 days after checkout, less the cost of any damage, missing items, or extraordinary cleaning.
Cancellation policy
Full refund for cancellations 30+ days before check-in. 50% refund 14–30 days before. No refund within 14 days of check-in. The damage deposit is always refunded in full when a stay is cancelled.
Check-in / Checkout
Check-in any time after 4:00 PM (self check-in, smart lock). Checkout by 10:00 AM.
Occupancy
Only registered guests may stay overnight. Day visitors and events require prior written approval.
No smoking
No smoking anywhere inside the villa.
Pets
Pets are welcome — just tell us who's coming before arrival.
Quiet hours
Please respect the neighborhood's quiet hours at night.
Pool & hot tub
No lifeguard on duty. Children must be supervised by an adult at all times. Pool and hot tub areas are not gated.
Parties & events
No parties or events without a prior event agreement — ask us about celebration packages.
Security
Exterior security cameras monitor the property outside. There are no cameras indoors.
Damages
Please report any accidental damage right away — honesty is always cheaper than surprises.
